// for real estate agencies

Real estate agency, end to end.

A listings website, a CRM built around the sale-and-rental funnel, leads from Avito, Cian and Domclick landing as one deal instead of three, and a bot that qualifies a lead while the agent sleeps or runs a viewing. Not three separate tools — one flow of data from listing to deal.

I review what you already have and say where to start

// demo

How it works together.

Not three tools stitched together — one loop. Below is a shortened cycle: an enquiry becomes a chat, the chat becomes a deal, and the deal shows that same chat as an activity.

An illustration of the process, not a recording of a real screen.

// problem

Sound familiar?.

  • Enquiries land on Avito, Cian and the website separately, a manager copies them into a spreadsheet by hand
  • Nobody answers at night or on weekends — exactly when people browse listings after work
  • The agency website is a three-year-old brochure, listings get updated through "message us on WhatsApp"
  • Not every deal makes it into the CRM because it feels like an extra step, not part of the process
  • Nobody reviews calls, so nobody actually knows what gets promised to clients on first contact
  • Listing descriptions get written by whichever agent is free, in a different voice every time

// included

What the package includes.

Agency website

Listings catalogue, listing page, enquiry form. Listings are pushed to Avito, Cian and Domclick via a YML/XML feed — the same legal channel any large developer uses.

CRM for the niche

Bitrix24 or amoCRM configured for the sale-and-rental funnel: fields for the property, budget, area, deal type — not a generic box, something an agent actually uses.

Intake from listing sites

Enquiries and messages from Avito, Cian, Domclick and the website land in the CRM as one deal, through the platforms' official APIs and partner integrations — where no official channel exists, I say so upfront and find a legal alternative instead of quietly scraping.

AI qualifying bot

A bot answers on first contact in a messenger or on a listing platform, extracts budget, timeline and deal type, and creates a CRM deal with the fields already filled in.

Call analytics

Agent-client calls transcribed and broken down — logged in the deal as an activity instead of getting lost on a phone.

152-FZ compliance

Processing consent, the regulator notification, data localisation for client records — so the automation itself doesn't become a legal risk. Covered in depth in the 152-FZ compliance service.

// process

How we work.

  1. 01

    Process review

    How enquiries arrive today, where they get lost, what already exists — site, CRM, team habits. Free.

  2. 02

    Website and CRM

    Improving what exists or launching from scratch — whichever the volume and budget actually justify.

  3. 03

    Platform integrations

    Avito, Cian and Domclick land in the CRM as one deal instead of three separate places.

  4. 04

    First-touch bot

    Enquiry qualification right after launch; further steps as needed: descriptions, call analytics, pricing hints.

  5. 05

    Support

    Tuning after launch, until the team stops sending weekly corrections.

// questions

Frequently asked.

We already have a CRM. Does it all get rebuilt?
No, I build on what exists when that makes sense. I suggest switching systems only when the current one genuinely can't handle the scenario, and I say so directly.
Can we get just the website or just the bot, not the whole package?
Yes, the package is built from the same parts listed above — we start with whatever gives you the most impact, not the full list.
Is pulling leads from Avito and Cian legal?
I use the platforms' official APIs and partner integrations where they exist for agencies. Where no legal channel exists, I say so upfront and propose an option that doesn't involve quietly scraping someone else's site.
Where does 152-FZ fit into all this?
The bot and the CRM collect personal data, so the same rules apply as to a website: consent, the regulator notification, data localisation. Covered separately in the 152-FZ compliance service.
